North Conway and Carroll County Mortgages: Resort Condos, Short-Term Rules and Low Taxes — Lilac Saltbox
Updated October 2026
A North Conway resort condominium can look affordable until association charges, insurance and rental restrictions enter the calculation. In Conway, Bartlett and Jackson, buyers should investigate the legal use of the property and the financing eligibility of the project before relying on projected vacation income. A low advertised tax rate is only one part of the ownership cost.
Resort condos require project review
Mortgage approval concerns both the borrower and the condominium project. Hotel-style operations, mandatory rental arrangements, limited owner occupancy or substantial commercial activity can affect eligibility for ordinary residential financing. A unit marketed as a condo is not necessarily financeable like a conventional residential condominium.
Request the association budget, master insurance, reserve information, pending assessments and relevant rental provisions early. Ask whether the lender has reviewed the specific project, not merely another building nearby.
Carroll County’s 2026 baseline one-unit conforming limit is $832,750. Being below that balance does not override project restrictions. Review FHFA Loan Limits and obtain a property-specific financing quote before assuming a resort unit qualifies for standard conforming terms.
Verify short-term rental permission separately
Town rules, condominium documents and mortgage occupancy requirements are three different tests. Permission under one does not establish permission under the others. Confirm the current requirements for the exact address, including registration or permitting, occupancy restrictions and any applicable safety inspections.
- Obtain the association’s written rental policy.
- Identify any minimum stay or owner-use restrictions.
- Verify local requirements directly with the municipality.
- Ask how the lender will evaluate proposed rental income.
A seller’s booking history is useful operating information, but it is not a guarantee of future revenue or allowable qualifying income. Include vacancy, management fees, utilities and seasonal maintenance when testing the investment.
Translate low rates into real dollars
A comparatively low mill rate can coexist with a substantial bill when assessed values are high. The New Hampshire Department of Revenue Administration provides context for municipal taxation and SWEPT. New Hampshire generally assesses property as of April 1, with semiannual bills around July and December.
The state has no general sales tax or wage income tax; short-term lodging can still create separate tax obligations. Do not treat that broader tax structure as a rental-tax exemption.
Use the closing cost estimator to include the ordinary buyer transfer-tax share of 0.75%, plus lender charges and prepaid expenses. Lilac Saltbox recommends evaluating a Mount Washington Valley purchase on documented financing eligibility and conservative carrying costs, rather than the strongest rental month.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
