Raymond and Epping buyers often compare highway access with the cost of a larger lot, while Hampstead, Kingston and Plaistow searches may center on Massachusetts commuting routes. A useful mortgage comparison holds the down payment constant and changes the property's taxes, insurance and financing category. The lowest listing price does not always produce the lowest monthly payment.

Use Rockingham's higher borrowing ceiling deliberately

For 2026, Rockingham County falls within the Boston-Cambridge-Newton high-cost area, with a one-unit conforming ceiling up to $920,000, rather than the $832,750 baseline applying across eight New Hampshire counties. A loan above the baseline but within the county ceiling can remain conforming, although high-balance pricing and underwriting may differ from standard-balance financing.

Confirm the county and unit count through FHFA Loan Limits. Rockingham also has FHA limits above the $541,287 national floor; check HUD FHA Mortgage Limits before assuming a particular purchase fits FHA financing.

Start with today's rates, then request comparisons using the same lock period and points. A rate without its upfront cost is an incomplete comparison.

Separate transfer taxes from prepaid expenses

New Hampshire charges $0.75 per $100 to each side of a taxable transfer: 0.75% buyer and 0.75% seller, or 1.50% combined. A $600,000 purchase ordinarily generates a $4,500 buyer share. The qualifying NHHFA first-time buyer exemption can remove that buyer half, but it does not erase lender fees, insurance or escrow deposits.

Ask New Hampshire Housing about Home Preferred, Home Flex Plus and whether your household meets current assistance requirements. First-generation eligibility is a separate question from simply purchasing your first home.

Compare towns through the parcel's bill

A municipal tax rate alone cannot rank affordability. Multiply the applicable rate by assessed value, then examine exemptions and the complete bill. SWEPT and other school taxes belong in that analysis.

Use the monthly payment calculator with each home's actual tax information. Finally, add commuting costs, heating fuel and any association dues outside the principal, interest, taxes and insurance calculation.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
