Updated October 2026

Buying an older home in Franklin or Andover can leave room in the purchase budget for improvements, but only if the repair plan works with the mortgage. Around Bristol and Newfound Lake, buyers must also distinguish year-round residences from seasonal properties. Before pursuing a first-time buyer grant, establish the intended occupancy, required repairs and realistic cash needed at closing.

Understand what assistance actually provides

New Hampshire Housing offers Home Flex Plus and Home Preferred, and 1stGenHomeNH provides $10,000 in down payment assistance for eligible first-generation buyers. First-time and first-generation eligibility are not identical. Ask about current income requirements, education, funding availability and how assistance interacts with the chosen first mortgage.

Do not label every assistance option a grant. Identify whether repayment, forgiveness or another condition applies, and what happens if you sell or refinance. Those terms can affect the value of an otherwise attractive package.

New Hampshire's transfer tax is ordinarily split between buyer and seller at 0.75% each. On a $325,000 taxable purchase, the buyer share is $2,437.50. The qualifying NHHFA first-time buyer exemption can remove that buyer half; it does not remove all closing expenses.

Model the remaining expenses with the closing-cost estimator, including prepaid insurance and escrow funding.

Put renovation financing ahead of contractor scheduling

Franklin and Andover are in Merrimack County, while Bristol is in Grafton County. Both counties have a $832,750 conforming baseline limit for 2026 and a $541,287 FHA floor for one-unit homes.

An FHA 203(k) or an eligible conventional renovation mortgage may provide a route for financing qualifying improvements. Contractor approval, work specifications, contingency reserves and completion deadlines can shape the transaction. Not every lender offers every renovation product.

Use HUD FHA Mortgage Limits to verify the county ceiling rather than assuming renovation costs sit outside loan limits.

Measure the finished home's ongoing cost

A renovated home still needs a sustainable operating budget. Assessments reference April 1, and property taxes generally follow semiannual July/December billing. Improvements may affect future assessed value; the seller's current bill is not a permanent guarantee.

Compare purchase-and-renovation scenarios in the monthly payment calculator, adding taxes, insurance and any mortgage insurance. Keep a separate maintenance cushion even when the major project is financed.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
