Applying New Hampshire Municipal Veteran and Senior Exemptions to Your Mortgage Escrow — Lilac Saltbox
Updated October 2026
A New Hampshire listing's property tax figure may reflect a senior exemption or veteran credit that will not transfer to you. Conversely, an eligible buyer may eventually receive relief that is missing from the initial mortgage estimate. The safest escrow starting point is the property's expected bill under your own documented eligibility.
Distinguish exemptions from credits
An exemption generally reduces taxable assessed value. A credit generally reduces the calculated tax bill directly. New Hampshire offers different forms of relief involving older residents, qualifying disabilities, and military service, but eligibility and locally adopted amounts vary by program and municipality.
For illustration, a $100,000 exemption at a combined rate of $20 per $1,000 reduces annual taxes by $2,000. A $500 credit reduces the annual bill by $500. Neither example establishes what a particular town will approve.
Ask the assessing office about:
- Age, residency, ownership, and occupancy requirements.
- Income and asset limits for applicable exemptions.
- Service records and disability documentation where required.
- Application deadlines and renewal obligations.
- Whether different forms of relief can be combined.
April 1 is the assessment reference date, and April 15 is an important application deadline for many forms of property tax relief. Verify the applicable rules with the municipality. The New Hampshire Department of Revenue Administration provides statewide forms and guidance.
Connect municipal approval to mortgage servicing
A lender may require an approval notice or an updated tax bill before using a reduced amount for underwriting or escrow. An application awaiting review is not the same as an approved benefit.
If the annual reduction is $2,400, its ongoing monthly equivalent is $200. However, the servicer's actual payment adjustment depends on the escrow analysis, bill timing, existing shortages, and permitted reserves. Approval does not necessarily produce an immediate $200 payment reduction.
With commonly semiannual July/December billing, ask which installment first reflects the benefit. Send supporting records to the servicer and review the subsequent escrow statement. The Consumer Financial Protection Bureau explains mortgage servicing and payment issues.
Keep purchase assistance separate
Property tax relief differs from purchase assistance offered through New Hampshire Housing. Home Flex Plus, Home Preferred, and 1stGenHomeNH, which offers $10,000 in down payment assistance to eligible participants, address different financing needs.
Build an unreduced-tax scenario and an approved-relief scenario in the monthly payment calculator. Then use the closing cost estimator to separate prepaid taxes from recurring ownership costs. Lilac Saltbox can organize those figures without assuming the seller's personal benefits follow the deed.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
