Updated October 2026

A year-round home in Littleton and a seasonal property near Lincoln may require very different mortgage approaches. Across Plymouth, Bethlehem and the White Mountains, access, heating, water systems and intended occupancy shape the available financing. Lilac Saltbox starts with whether the property functions as an eligible primary residence, then compares the borrower’s loan options.

Compare three low-down-payment routes

For 2026, the FHA one-unit floor is $541,287, while Grafton County’s baseline conforming limit is $832,750. Check the county and property type through HUD FHA Mortgage Limits. FHA can serve eligible buyers with limited down-payment funds, but mortgage insurance and property-condition requirements belong in the comparison.

VA financing may offer eligible service members and veterans a no-down-payment route. With full entitlement, VA does not impose a county loan limit, although lender approval and repayment capacity still determine borrowing power. A funding fee may apply unless the borrower qualifies for an exemption.

USDA financing also offers a potential zero-down option for eligible primary residences. Address eligibility and household income are separate checks; neither a rural setting nor a modest purchase price establishes approval.

Investigate mountain-property practicalities

Ask whether the home has dependable year-round access, an acceptable permanent heat source and documented water and wastewater arrangements. Private roads can require maintenance agreements. Deferred repairs may need resolution before closing rather than after move-in.

A ski-area condominium adds association and project review. A vacation property should not be presented as a primary residence simply to access a lower-down-payment program. Establish intended use before ordering the appraisal.

Include fuel deliveries, snow removal and insurance in the household budget. These expenses can make two homes with similar principal-and-interest payments feel very different financially.

Use assistance without overlooking closing costs

Explore Home Flex Plus, Home Preferred and 1stGenHomeNH’s $10,000 assistance through New Hampshire Housing. Eligibility and assistance terms matter, and programs cannot automatically be combined with every mortgage product.

Zero down still leaves potential inspection costs, prepaid insurance, escrow deposits and closing charges. The ordinary New Hampshire buyer transfer-tax share is 0.75%; qualifying NHHFA first-time-buyer transactions may receive an exemption on that half.

Compare the complete payment with the monthly payment calculator, then examine long-term principal reduction using the amortization schedule. A sustainable White Mountains purchase leaves room for both routine upkeep and winter surprises.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
