Updated October 2026

A buyer choosing among Salem, Derry, Londonderry, and Atkinson may be able to finance a larger loan within conforming rules than a buyer across the Hillsborough County line. All four communities are in Rockingham County. The opportunity is meaningful, but a higher loan ceiling does not replace income qualification, cash reserves, or a property-specific payment estimate.

Understand what high-balance conforming means

The 2026 baseline one-unit conforming limit is $832,750 across eight New Hampshire counties. Rockingham and Strafford have a high-cost conforming ceiling up to $920,000, reflecting their Boston-Cambridge-Newton MSA designation.

A loan above the baseline but within the applicable county ceiling may qualify as high-balance conforming rather than jumbo. Pricing, down payment requirements, and underwriting can differ from a smaller conforming mortgage. Compare offers for the same loan amount, points, lock period, and occupancy.

Verify the county and property-unit limit through FHFA Loan Limits. The mortgage amount—not the purchase price—determines the relevant loan-size category. A larger down payment can move a loan into a different category, but leaving sufficient reserves also matters.

Use today's rates as a starting point, then request a property-specific quote rather than assuming a baseline rate applies to high-balance financing.

Keep FHA and assistance on separate tracks

The 2026 FHA floor is $541,287, with higher FHA limits in Rockingham and Strafford. Do not substitute the $920,000 conforming ceiling for the county's FHA figure. Review the correct schedule through HUD FHA Mortgage Limits.

New Hampshire Housing offers Home Flex Plus, Home Preferred, and 1stGenHomeNH's $10,000 assistance. Program income and purchase requirements still apply, even when the county permits a larger conforming mortgage.

Compare western Rockingham ownership costs

Municipal and SWEPT mill rates contribute to property taxes, and assessment differences can outweigh apparent rate advantages between towns. New Hampshire has no general sales tax or wage income tax, but those absences do not reduce the tax amount collected in mortgage escrow.

April 1 assessments and generally July and December bills shape tax planning. Review current bills, potential assessment changes, and closing prorations. Lilac Saltbox recommends comparing a full year's ownership costs, including insurance and association dues, before using the county's higher limit to increase the shopping budget.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
